There is a plethora of opinions voiced by real estate gurus as to why the dream of home ownership is so important to most Americans. However, study after study reveals the same five reasons families decide to buy a home. They…
  1. Want a good place to raise children
  2. Want a place where their family feels safe
  3. Want more living space
  4. Want control of that living space
  5. Realize that owning makes better financial sense than does renting
(For those who question the validity of  number five after the recent housing crisis, Harvard University just finished a study on the issue)

If you are considering purchasing a home, look at the five reasons mentioned above. If any of them apply to you and your family, perhaps it is time for you to take the plunge. With both prices and interest rates rising, waiting will only increase your monthly cost as we move forward.

Westport MA Real Estate Homes for sale in Westport




- May 2013 -

Summer is coming and you can tell the local market is getting hot!

 
Westport MA real estate units has increase 32% from April. Sales have increase over 50% from April to May reflecting 11 homes sold in Westport compared to April when 7 homes were Sold in Westport.

SOLD HOMES: The lowest priced house in Westport in the month of May sold for $119,000 which was a Ranch on Old Bedford Rd. In April the lowest priced home in Westport sold for $240,000.

The Highest priced home in Westport in the month of May sold for $1,092,500 and it was a Cape on Holly Trail. Compared to April when the highest price was a  Colonial sold for $400,000. There were no Condos nor Multi Families homes sold in May in Westport.

UNDER AGREEEMNT: There were 11 single family homes Under Agreement with prices varying from $168,900 to $595,000 as of May 31st.

ACTIVE LISTINGS: There are currently 107 Active listing in Westport (based on MLSPIN MA) with prices varying from $179,500 on Johnson St up to $2,550,000 on River Rd, compared to 81 listings in the prior month we have had an increase of 32% since April. One unit is a condominiums at $290,000, and 7 are multi families with prices from $359,000 up to $499,000. There are currently one foreclosure in Westport at Fieldstone Dr for $484,000 and two short sales with prices of $245,000 and $329,000.

3 Financial Reasons to Buy a Home NOW! (Part II)

This week, we are going to look at the three financial reasons to buy a home now instead of waiting: prices are rising at an accelerated rate, interest rates are increasing and rents are skyrocketing. – The KCM Crew

Part II – Interest Rates Are Increasing


A big component in the cost of a home is the mortgage interest rate a purchaser pays. Understanding where rates are headed will help in making a decision whether to buy now or wait.

So, Where Are Rates Headed?


No one can know for sure. The Fed has been artificially holding rates down to stimulate the economy. However, as the economy improves, many experts expect rates to creep up. As an example, HSH Associates, the nation’s largest publisher of mortgage and consumer loan information, recently explained:
“The stronger the economy becomes, the higher rates may grind; the Federal Reserve is keeping them low to goose the economy, but an economy responding to the Fed’s medicine will soon see less of a need for it in order to function. If not otherwise manipulated, higher rates are the natural result of a growing economy, as rising demand for available credit supply and concerns about inflation allow costs to rise.”
The Mortgage Bankers Association (MBA) agrees. They were quoted in HousingWire late last year regarding their thoughts on where rates would be headed in 2013.
“After reaching record lows in 2012, mortgage rates are expected to creep up slowly in 2013, the Mortgage Bankers Association predicted.”
Mortgage PaymentsIn the MBA’s latest Mortgage Finance Forecast they forecast that the 30 year interest rate will be 4.3% by the end of the year. This represents an increase of almost a full percentage point from the 3.4% rate available at the end of 2012.

For example, we show the impact a one percent increase in rate will have on the monthly principal and interest payment on a $200,000 mortgage.

Freddie Mac’s Weekly Primary Mortgage Market Survey reveals that rates have increased by 2/10ths of a percentage point already this year.

As we mentioned, no one knows for sure where rates will be a year from now. But, many experts think they may be as much as a point higher. With rising residential real estate prices and the possibility of higher mortgage rates, waiting to buy a home makes no sense in our opinion.

Tomorrow, we will look at skyrocketing rents.

- January 2013 -

Westport MA real estate starts 2013 remaining stable. In January there were 11 homes sold in Westport compared to December when 11 homes were Sold in Westport.
SOLD HOMES:  The lowest priced house in Westport in the month of January sold for $170,000 which was a Cape on Greenwood St. In December the lowest priced home sold for $181,000.

The Highest priced home in Westport in the month of January sold for $955,000 which was a Colonial on Riverview Rd. Compared to December the highest price was a Ranch on Main Rd, sold for $355,000.  There were no Condos, Foreclosures, Short Sales nor Multi Families homes sold in December.

UNDER AGREEEMNT: There were 4 single family homes Under Agreement with prices varying from $123,375 to $580,000 as of January 31st.

ACTIVE LISTINGS: There are currently 83 Active listing in Westport (based on MLSPIN MA) with prices varying from $169,000 on Old Bedford Rd up to $2,200,000 on Horseneck Rd. Four units are condominiums with prices between $167,500 and $439,000, and 8 are multi families with prices from $349,000 up to $459,000. There are currently 1 Foreclosure available for sale in Westport and 1 Short Sale.
