Buying a House: Is Now the Time?

The real estate community is often criticized for always seeming to have a Pollyanna attitude about the housing market. Many believe that the industry’s current call ‘to buy now’ is nothing more than a scare tactic with the sole purpose of creating more commissions for the industry. Let’s take a look at whether or not that advice was good advice over the last year.

The ‘cost’ of a home is determined by two major components: the price of the home and the current mortgage rate. According to the most recent Case-Shiller Home Pricing Index, home values have risen over 10% in the last year. If we look at Freddie Mac’s Weekly Primary Mortgage Market Survey®, the 30 year mortgage rate has increased from 3.67% to 3.91% during that same period.
The table below compares the cost of the same exact house over the last twelve months:

We can see that the advice to buy a year ago made complete financial sense.

What About Moving Forward?



Most experts are not only calling for prices to continue to rise but are also upgrading their projections as the housing market is showing strong signs of recovering.

Regarding interest rates, the 30 year mortgage rate has soared by over a half point already this year and many believe that the increases will continue. Even those trying to be the voice of reason on this issue are projecting higher rates. For example, Polyana da Costa, senior mortgage analyst at Bankrate.com said:
“Rates are unlikely to keep going up so quickly and should remain below 5 percent.”

Bottom Line



The next time a real estate professional says that now is the time to buy they may not be giving you a ‘sales pitch’. They may be giving you nothing but excellent advice.

How Difficult Is the Mortgage Process for Buyers?

TD Bank recently announced the results of their inaugural Mortgage Service Index. The index was designed to identify best practices and trouble areas in home financing and act as a service indicator for lending institutions. Below are some of the key findings of the survey.

Positive Experiences


The index identified the percentage of respondents who had a positive (“excellent” or “very good”) experience in certain parts of the home buying experience:


  • 64% had a positive experience during the home buying experience
  • 55% finding a good Realtor
  • 55% with the home appraisal/inspection process
  • 53% finding the right lender
  • 53% with the length of the entire home buying process

What Creates an Overall Positive Experience?



Certain key aspects of the relationship with the lender were important to those who said they had a very positive overall home buying experience. They rated their lender as “excellent” or “very good” in the following categories:

  • Responsive 74%
  • Accessible 76%
  • Honest and transparent 76%
  • Instilled confidence throughout the process 73%
  • Helped buyers understand the process 73%
  • Kept buyer informed during process 73%
  • Explained the mortgage and available options 72%

 

Other Key Findings:



1. On average, home buyers considered approximately two banks or lenders when applying for a mortgage
2. An equal number of those surveyed (43%) obtained information on the lending process from their bank and from their Realtor, demonstrating that Realtors are used as informative resources by consumers during the mortgage process
3. Only 34% of home buyers obtained a mortgage at their primary bank
Michael Copley, Executive Vice President, Retail Lending at TD Bank concluded:
“As the housing market continues to rebound, the growing number of buyers should be aware of what to look for in a mortgage partner and seek out a lender who will best guide them through the home financing process in order to create a positive home buying experience.”

When buying a home look for a Realtor who has experience and a network of trustworthy professionals.

Westport MA Real Estate & Homes for Sale in Westport



- January 2013 -

Westport MA real estate starts 2013 remaining stable. In January there were 11 homes sold in Westport compared to December when 11 homes were Sold in Westport.
SOLD HOMES:  The lowest priced house in Westport in the month of January sold for $170,000 which was a Cape on Greenwood St. In December the lowest priced home sold for $181,000.

The Highest priced home in Westport in the month of January sold for $955,000 which was a Colonial on Riverview Rd. Compared to December the highest price was a Ranch on Main Rd, sold for $355,000.  There were no Condos, Foreclosures, Short Sales nor Multi Families homes sold in December.

UNDER AGREEEMNT: There were 4 single family homes Under Agreement with prices varying from $123,375 to $580,000 as of January 31st.

ACTIVE LISTINGS: There are currently 83 Active listing in Westport (based on MLSPIN MA) with prices varying from $169,000 on Old Bedford Rd up to $2,200,000 on Horseneck Rd. Four units are condominiums with prices between $167,500 and $439,000, and 8 are multi families with prices from $349,000 up to $459,000. There are currently 1 Foreclosure available for sale in Westport and 1 Short Sale.

Westport Ma Real Estate & Homes for sale in Westport


- November 2012 -

Westport MA real estate sales remains stable. In November there were 19 homes sold in Westport compared to October  when 8 homes Sold in Westport.

SOLD HOMES:  The lowest priced house in Westport in the month of November sold for $117,000 which was a Ranch on South Berryman St and it was a Estate Sale. St. In October  the lowest priced home sold for $60,000.

The Highest priced home in Westport in the month of November sold for $1,270,000 which was a Waterfront Cape on Drift Rd with views of the Westport River. Compared to October sold for $699,000 which was a ranch on Costa Lane. One Sales was a foreclosure on Pine Hill for $155,000. There were no Condos nor Multi Families homes sold in October.

UNDER AGREEEMNT: There were 11 single family homes Under Agreement with prices varying from $135,000 to $995,000 as of November 30th.

ACTIVE LISTINGS: There are currently 101 Active listing in Westport (based on MLSPIN MA) with prices varying from $165,000  on Beechwood St up to $2,595,000 on River Road. Six units are condominiums with prices between $167,500 and $439,000, and 8 are multi families with prices from $349,000 up to $699,000. There are currently 2 Foreclosure available for sale in Westport and 1 Short Sale.
