Westport MA Real Estate & Homes for Sale in Westport - June 2012


Westport Ma real estate sales remain strong. In June there were 19 homes sold in Westport compared to May when 14 homes Sold in Westport.

SOLD HOMES: The lowest priced house in Westport in the month of June sold for $85,000 (Cash). It was a bank owned home. In May the lowest priced home sold for $51,000 and it was a foreclosure sale in need of rehab.

The Highest priced home in Westport in the month of June sold for $2,340,000., it was a Contemporary home off of Horseneck Rd, offering 5 acres on waterfront with unobstructed views, dock and meadow, abutting conservation land, with a main house offering 4,000 sq ft and a guest house. Compared to May the highest priced home sold for $915,000 and it was located in the Point. There was one duplex (Foreclosure) sold in June for $112,500.

UNDER AGREEEMNT: There were 10 single family homes Under Agreement with prices varying from $60,000 (Foreclosure) to $549,900 as of June 30th.
ACTIVE LISTINGS: There are currently 118 Active listing in Westport (based on MLSPIN MA) with prices varying from $179,900 (60,000 in May) up to $12,900,000 at Brayton's Point. Three units are condominiums with prices between $245,900 and $295,000, and 6 are multi families with prices from $344,000 up to $779,000. There are currently 1 Foreclosure available for sale in Westport for $289,900 and 1 Short Sale for $456,300.

80 Metros Listed As Improving Housing Markets in June


June 13, 2012 - The list of U.S. housing markets showing measurable and sustained improvement now includes 80 metropolitan areas, according to the National Association of Home Builders/First American Improving Markets Index (IMI) for June, released today. Though down from the 100 markets shown as improving in May, the list includes 28 new entrants and at least one representative from 31 different states (including the District of Columbia).

The index identifies metropolitan areas that have shown improvement from their respective troughs in housing permits, employment and house prices for at least six consecutive months. This month’s IMI showed some considerable shifting of markets on and off the list, with 52 metros holding on to their spots, 48 slipping from the list and 28 being added. Notable new entrants to the improving list in June include Tuscaloosa, Ala.; Grand Junction, Colo.; Fargo, N.D.; Knoxville, Tenn.; and Dallas.

“Though today’s IMI reflects a decline in the number of improving markets from May, the list continues to show significant geographic diversity, with 31 states represented and roughly one quarter of all U.S. metros included,” said NAHB Chairman Barry Rutenberg, a home builder from Gainesville, Fla.

“The shifting of some markets off the IMI in June underscores the fragile nature of the housing recovery as well as the fact that many locations that previously made the list had recorded only marginal house price gains, which were easily wiped out by small downward changes,” noted NAHB Chief Economist David Crowe. “However, the fact that multiple new areas are showing up on the list each month is encouraging, and highlights the degree to which local economic and job market conditions are what drive individual housing markets.”

“The volatility of this index mirrors the uncertain economic conditions in some of our nation’s individual markets,” said Kurt Pfotenhauer, vice chairman of First American Title Insurance Company. “The fact remains, however, that real estate fundamentals are still improving in many areas across the country."

The IMI is designed to track housing markets throughout the country that are showing signs of improving economic health. The index measures three sets of independent monthly data to get a mark on the top improving Metropolitan Statistical Areas. The three indicators that are analyzed are employment growth from the Bureau of Labor Statistics, house price appreciation from Freddie Mac and single-family housing permit growth from the U.S. Census Bureau. NAHB uses the latest available data from these sources to generate a list of improving markets. A metropolitan area must see improvement in all three areas for at least six months following their respective troughs before being included on the improving markets list.
